property on the market. We at DWRE Commercial analyze your property against other
properties that have already sold or leased and with properties currently on the
market. After careful study and with your input and approval, we agree on the pricing and
then create the appropriate marketing materials, Then we begin the process of getting
your property out to the public and to the Brokerage community.
The first step is to list your property at the appropriate value and on multiple listing
services. These listing services are both public and private. We are members of all
listing services. With the marketing materials that we have created (Brochures,
Mailers, Postcards Etc..) we will cold call door to door, mail out mass mailers to the
other industrial users in the immediate area, do a mass mailer, advertise via e mail to
the Broker population as well as to the entire market in general. Along with these
duties comes showing the property, relentless follow-up, negotiating all offers that
come in, countering these offers, and a continuation of all these responsibilities until
we reach the ultimate goal of finding the right Buyer or Tenant for your property.
Once we come to a deal with the best Buyer or Tenant, we will draft the contracts,
proofread to make sure they are correct, then deliver to you for your approval. When
documents are approved by you, we will deliver to the Buyer/Tenant Broker for their
approval and signature. Once we receive the signed documents we will check to make
sure all is right and deliver back to you. When you approve and sign, we are on our
way to a DEAL!

desired properties and then focus on those properties. We will pre-tour these
properties to make sure they are as advertised. This is done to not waste your time
with any undesirable properties due to misleading or vague advertising by the
landlord. After this process we pinpoint the one (or more than 1) property we want to
go after. We then put our heads together with you the Buyer or Tenant and come up
with the appropriate offer. Once the offer is prepared, we deliver to the Landlord
directly or to the Landlords Broker. Then the negotiating games begin. Once we reach
a successful deal, we will analyze the prepared documents to make sure all is correct.
Any problems that might come up will be immediately handled. Once this is done, we
will deliver said contracts to you for your approval and signature.
Remember, the Landlord pays the commission fee!
